PROBLEM: Triad Bank, N.A., knew commercial lending leaves a bank exposed to ADA liability when the commercial customer is non-compliant. If the bank had to foreclose on a loan and takes ownership of the property, they would become responsible for compliance. To protect themselves from the risk, Triad Bank, N.A., decided to conduct an ADA audit of some hotel site plans before approving the loan.
SOLUTION: We reviewed the hotel site plans and discovered the architect was using outdated ADA standards. These discoveries allowed the franchisees to alter the design before construction, eliminating the liability that eventually could fall on Triad Bank, N.A.
After the locations were constructed, we conducted onsite field surveys to test for compliance and provided Triad Bank, N.A., with a certification of compliance.
